Next, Kingswood Retail Park

Next is one of the UK’s largest clothing and furniture/home retailers, and from its Leicestershire headquarters operates over 500 UK stores as well as an expanding Next Directory catalogue and on-line business.

The challenge

Working on behalf of Next Plc, we were instructed to secure planning permission for a £12m dual format Next Home and Fashion store on a greenfield site adjacent to the existing Kingswood Retail and Leisure Park on the outskirts of Hull.

We undertook a Public Engagement exercise with the local community,  coordinated the technical submissions from the Development Team and prepared the necessary planning and retail case for the development. As the scale of the development meant the application would be referred to the Secretary of State before a decision could be taken, it was imperative that we presented a robust case to address the key requirements of the sequential and retail impact tests, and set out the package of economic benefits the scheme would deliver.

The site was perceived to be in an area heavily affected by traffic congestion. Dialogue with the officers and local councillors, and an extensive package of highway improvements secured by a s106 agreement, were key to unlocking the site and securing planning permission.

The solution

After extensive pre-application discussions with the Planning Committee and a well received public consultation exercise, the application was submitted in July 2015. It was presented to Committee in November 2015 and granted in December 2015. The positive decision on this application was undoubtedly assisted by the thorough pre-application discussions, meaning that all key issues had been identified and addressed with the submission documents.

The outcome

The store opened for trading in November 2016 and provides 6,200 sq. m across three floors. Subsequently, we have secured planning consent within the building to complement the retail offer with representation from a national resturant operator.
