Next, South Elmsall

Next operates a regional distribution centre at South Elmsall, in West Yorkshire. As a result of the company’s success in expanding on-line sales, additional warehousing space was required, and Next instructed Q+A Planning to secure consent for a new B8 building of some 80,000 sq m.

The options for expansion were limited and the only site available is within the Green Belt. Q+A led the multi-disciplinary team which prepared the planning application and negotiated with the planning authority to secure consent. The application submission demonstrated in detail the benefits of the proposed development and how the test of ‘very special circumstances’ was met. There were various other sensitive issues to address include the need to re-site and safeguard the future amenity of a nearby site for travelling showpeople. It was also necessary to undertake an environmental impact assessment.

Planning consent was granted in 2020 and the development is now under construction. It is expected to become operational in 2022.
