Park 38, South Normanton

Park 38 is a well-located major development site adjacent to the A38 and close to Junction 28 of the M1 in Derbyshire. The site has long been identified by the local planning authority as having potential for major development.

After Limes Developments secured an interest in the land, Q+A Planning was initially instructed to secure consent for mixed-use retail (A1) and commercial (B2/B8) uses on the 14-hectare site. Applications for the retail scheme of some 23,000 sq m gross on the A38 frontage, together with a B2/B8 uses on the remainder of the land, were submitted in 2019 and the planning authority resolved to approve both. However, with changing market trends and strong demand from logistics operators in the area, our client decided to revert to a scheme for B8 use over the whole site.

The site presents a range of challenges and constraints and issues including access, visual impact, bio-diversity and ecology all had to be addressed in detail. Q+A Planning led the professional team and worked closely with the client, architects, engineers and ecologists to present a high-quality development. After careful negotiation with statutory consultees and the planning authority, consent for the development of 55,800 sq m of B8 floorspace was granted in early 2021.
